Attached Stick-Built: Building an attached garage is essentially a major home renovation. You are paying premium rates for architects, carpenters, roofers, and electricians. Because the new structure must tie into your home’s existing roofline and foundation, the labor costs are astronomical.

Detached Metal Garage: Prefabricated steel buildings are manufactured in bulk at a factory. The materials are significantly cheaper, and because the installation team can erect the building in a matter of hours or days, labor costs are a fraction of traditional construction.

2. Construction Timeline and Disruption

Attached Stick-Built: Prepare to live in a construction zone. An attached addition takes weeks or months. You will have contractors walking through your property, dumpsters in your driveway, and constant noise and dust right outside your kitchen window.

Detached Metal Garage: The process is entirely off-site until delivery day. Once your concrete pad is poured, the installation crew arrives with the prefabricated pieces. A standard 2-car metal garage is usually completely assembled and ready to use in one to two days, with zero disruption to your daily life.

3. Permitting and Taxes

Attached Stick-Built: Your local building department will treat an attached garage as a massive home expansion. The permitting process is rigorous, requiring detailed architectural plans, soil tests, and multiple structural inspections. Furthermore, because it adds to the livable square footage footprint of your primary residence, your property taxes will likely spike.

Detached Metal Garage: Permitting for a detached “accessory structure” is generally much easier and faster. While you still need a permit in most counties, the requirements are less stringent. In many areas, the impact on your property taxes is also much lower than an attached addition.
