How to Prevent Rust & Maintain Your Steel Garage

Premium metal garages built with high-quality galvanized steel offer incredible resistance to weathering, but regular maintenance is key to extending the life of your building. Environmental factors such as dirt, acidic rainfall, leaf debris, and coastal air can slowly degrade protective coatings.

By following this simple seasonal maintenance checklist, you can keep your steel garage looking brand new and ensure your 20-year rust-through warranty remains fully validated.

1. Annual Outer Shell Wash-Down

Washing the exterior walls and roof of your metal garage removes accumulated salt, dirt, pollen, and pollutants that trap moisture against the metal paneling.

  • Use a Mild Solution: Mix mild household detergent or car wash soap with warm water. Avoid strong chemical solvents or abrasive cleaners.
  • Low-Pressure Rinsing: Use a standard garden hose with a spray nozzle. Avoid high-pressure power washers, as they can force water past rubber gaskets, damage sealants, or chip paint finishes.
  • Target the Eaves and Base: Pay special attention to areas under the eaves and the bottom edges where dirt splatters up from the ground.

2. Clear Leaves and Debris

Organic debris is one of the most common causes of localized rusting. When leaves, twigs, and pine needles accumulate on the roof or in the valleys of a boxed-eave design, they retain water and form organic acids.

  • Sweep the Roof: Use a soft-bristled broom or leaf blower to clear off roof panels, especially after autumn defoliation.
  • Keep the Perimeter Clear: Maintain a 1-foot clearance around the base of your steel garage. Clear away weeds, tall grass, and soil build-up to keep steel base rails dry.

3. Inspect Fasteners & Gaskets

The steel panels are fastened using self-tapping screws equipped with neoprene or EPDM rubber washers. Over time, UV exposure can dry out or crack these washers.

  • Check for Tightness: Ensure screws are flush with the panel. Loose screws can allow water penetration, while over-tightened screws can split the rubber washer.
  • Replace Damaged Washers: If you notice cracked or dry-rotted washers, replace them promptly to avoid small leaks that lead to interior frame corrosion.

4. Monitor & Touch Up Paint Scratches

If your garage is scratched by landscaping equipment, tree branches, or vehicles, the exposed steel below the paint should be treated immediately.

  • Clean the Scratch: Use a fine wire brush to remove any dirt or light surface oxidation.
  • Apply Rust-Inhibitive Primer: Dab a small amount of metal primer on the exposed area.
  • Touch-up Paint: Apply matching touch-up paint to reseal the barrier — if the panel is under a galvanized steel carport, match the original finish type (SMP or PVDF) for best adhesion.
